Please Ensure That Items/Plants Placed On Your Balconies Are Secure

The Estate Office has been advised by a resident at Ground Floor Level (Winders Road), that a plant fell into their garden (see following pic), from one of the balconies above and this could have caused serious injury as the residents were home at the time of the incident, small pieces of concrete were in the pot plant that fell (could the owner of the pot plant please attend the Estate Office and collect your plant please).

Refurbishment of Main Entrance B – Monday 22nd September at 9 am

This notice is to advise residents, the refurbishment of Main Entrance, Block B, will commence on Monday 22nd September at 9 am.

The refurbishment works, will be undertaken, by OSPM, in full compliance with CDM Regulations. The contractor will commence with the refurbishment of section of flooring by Main Entrance Door/painting etc, this will mean that residents or visitors will not be able to access Block B via the Main Entrance on Monday 22nd, Tuesday 23rd and Wednesday 24th September, on these days, all access to Block B will need to be undertaken via the Rear Entrance Door to Block B, relevant notification will be placed on both Main Door and Rear Door to Block B.  Once this section of the flooring is completed, the contractor will address the remaining section, and access will then move from Rear Entrance Door to Main Entrance Door.

We apologise in advance for any inconvenience caused and your assistance with this, is very much appreciated in advance.

Important to Note: Residents will be able to access the lift during these works.

Pestgone Inspection – 9th September 2025

This notice is to advise residents of Pestgone’s inspection of the site on Tuesday 9th September.

“A routine inspection was carried out today, across all areas of the premises, including all external grounds, building perimeters, communal bin stores, communal gardens, sub entries, inner and outer greens and 4th floor walkways, with evidence of Rat activity found within external areas, only with a total bait consumption of around 40% found, this is to be expected with open external areas. All bait stations have been fully serviced with bait replenished and refreshed where needed good levels of housekeeping and hygiene standards were found during today’s inspection staff have reported no issues since previous inspection. PestGone will continue to monitor on forthcoming service visits”.

Office Hours due to Tube Strike

To address the heavy traffic on the roads this week, the latter due to the Tube Strike and adding to this, the existing/ongoing roadworks, the Estate Office will be operating as follows, this week:

Pest Control Briefing 12 August 2025

This Notice is to advise that the following report pertains to Pestgone’s inspection of the site today (12th August 2025):

“A routine inspection was carried out today across all areas of the premises including both inner and outer greens internal and external bin stores subentries communal areas and communal gardens with extremely light evidence of rat activity found within areas around flats 14 with a total site bait consumption of around 25% found as this is an external area this is to be expected emphasis is on controlling and elimination of any pest issues arising on site which I am confident is being achieved. Good levels of housekeeping and hygiene standards were found during today’s inspection.Staff have reported no issues since previous inspection all insect monitoring points have been inspected and show no signs of any recent or ongoing pest activity. PestGone will continue to monitor on forthcoming service visits.”

We’re proud to share some fantastic news with our residents and wider community: Goulden House Co-op has received the highest possible rating—Substantial Assurance—in the latest Audit Report from Wandsworth Council.

This recognition reflects the dedication and professionalism of our team, and the strength of the systems we’ve built together to ensure Goulden House remains a safe, well-managed, and welcoming place to live.

What the Audit Found

The Council’s Audit team praised Goulden House for its effective management and robust internal systems.

The Audit team said: “The co-op is effectively managed, with robust systems for repairs, maintenance, information security, tenancies, HR, and health and safety. Approval processes are followed, with clear audit trails for all transactions and decisions. Customer service is strong, with an accessible estate manager and regular fortnightly health and safety checks”.

What “Substantial Assurance” Means

Substantial Assurance is the highest level awarded by Wandsworth Council. It means:

“A sound system of governance, risk management and control exists, with internal controls operating effectively and being consistently applied to support the achievement of objectives in the area audited.”

In short, it’s a formal recognition that Goulden House is not just meeting expectations—we’re setting a standard.

Cameras Placed in the Chute Rooms on 4th Floor

This notice is to advise our residents that cameras have been placed in the Bin Chute Rooms in Blocks A, B & C on the 4th Floor.

The cameras have been placed in the Chute Room to assist the Estate Office, because of the manner in which a very small percentage of residents dispose of their refuse and end up blocking the Chutes, thus preventing other residents from being able to dispose of their refuse. Cleaning Staff are then taken for their daily duties to unblock the Chutes and in the process of clearing the Chutes, leaving them vulnerable to injury.

Section 20 Major Works (Extractor Fans) – Opting In & Out/Ballot Form – Update

“In regards to the ballot that has been sent to all Goulden House leaseholders, it should be clarified that at this initial Notice of Intention stage the choice to either opt in/out is not binding in any form. At this early phase, the intention of the council is to gain an understanding of how many leaseholders are likely to decide either way to opt-into the council’s scheme or elect to undertake works privately. Furthermore, this consultation phase also provides an opportunity for the council to gain useful feedback from residents on the format of the ballot itself. At the second stage of consultation following receipt of tender returns, the council will again write to leaseholders to clarify the position with new ballot forms also issued. It is at this point that any signed ballot forms can be considered binding and an agreement for the council to carry out works within a leasehold property. However, following this stage if a leaseholder that has opted-in decides that they would prefer to arrange the work independently they are still able to do so by notifying the council”.
