Lift Shutdown Entrance C (H116)

Dear Resident,

We would like to inform you that the lift located at Entrance C (H116) was removed from service on 28th October 2025 due to a faulty relay identified within the control panel.

Our lift contractor promptly contacted the manufacturer and ordered the necessary replacement part, which has now been dispatched. Delivery is expected within the next 48 hours. The contractor has provisionally scheduled a return visit for Friday, 31st October 2025, with the aim of restoring the lift to service on the same day.

We sincerely apologise for the inconvenience and hardship this may be causing to affected residents.

The Regulator, via Wandsworth Borough Council, have issued a directive to Goulden House Co-Operative Ltd, to inspect all Flat Doors, both internally and externally, the deadline to have completed this work is by 30th November. Assisting me with the Inspection of the Flat Doors, will be four members of the Goulden House Co-Operative Ltd Management Committee.

If you have already addressed your defective flat door and provided your Flat Door Certification to the Estate Office, we are still legally required to inspect your Flat Door, both externally and internally, hence why we require access, (only external inspection required, if your Flat Door opens directly to Open Air). If you have not addressed your non-compliant Flat Door or a defect is identified via our inspection on the dates listed below for each block,  Wandsworth Borough Council will review all data provided to them pertaining to your non-compliant Flat Door and would then refer to SLLP and arrange a LBA (Letter before Action) and this legal process will also apply to residents who do not provide access to us to inspect the Flat Doors.

Block B – INSPECTION OF ALL FLAT DOORS:

Friday 7th & Saturday 8th November – Block B – Inspection of all Flat Doors in Block B (Hard Copy Notices will be issued to Block B today (28th October 2025), which will detail the dates of the inspections. Copies of these notices will also be placed on the Goulden House Website and further copies will be provided to Wandsworth Borough Council.

Friday 7th November – Block B – We will be undertaking the Flat Door inspections on 5th, 4th, and 3rd Floors (commencing on the 5th Floor at 10.30 am/ the 4th Floor from 11 am until 1 pm and 3rd Floor from 2 pm until 3 pm).

Saturday 8th November -Block B – We will be undertaking the Flat Door Inspections on 2nd, 1st, and Ground Floors (commencing on 2nd Floor at 10.30 am/the 1st Floor from 11 am to 12 noon/Ground Floor from 2 pm until 4.30 pm)

Important to Note: A flat with a non-compliant Flat Door is a serious breach of Health, Safety, Fire & Smoke Regulations and is a Breach of your Lease. Please ensure that access is provided.

Thursday 13th November – Block C – We will be undertaking the Flat Door inspections on 1ST & Ground Floors (commencing on the 1st Floor at 5.30 pm and the Ground Floor from 6 pm until 8pm

Ball Court Notice

NOTICE TO RESIDENTS – BALL COURT OPENING AND CLOSING TIMES AS APPROVED BY BOTH GOULDEN HOUSE CO-OPERATIVE LTD AND WANDSWORTH BOROUGH COUNCIL

The following are the Emergency Measures which Goulden House will implement with immediate effect, the latter upon approval from Wandsworth Borough Council (approval received on Monday 20th October 2025).

The Ball Court will open every morning at 9 am and will close at 5 pm, from now until Spring.

Goulden House Estate Staff will open and close the Ball Court Monday to Friday and open the Ball Court on Saturday and Sunday mornings, Wandsworth Borough Council’s Estate Team will close the Ball Court at 5 pm On Saturday and 5 pm on Sunday evenings.

The anti-social behaviour and serious noise disturbance which occurred on Friday afternoon (17th October), has resulted with the closure of the Ball Court at 2 pm on Fridays for the next 4 weeks, Goulden House Co-Operative Ltd and Wandsworth Borough Council will revisit the timings of the closure of the Ball Court on Fridays’, after the 4-week period.

A routine inspection was carried out today across all areas of the premises including all internal and external areas with no evidence of any recent or ongoing pest activity found. All bait stations have been fully serviced with bait replenished and refreshed where needed, good levels of housekeeping and hygiene standards were found during today’s inspection, staff have reported no issues since previous inspection, all insect monitoring points have been inspected and show no signs of any recent or ongoing pest activity. PestGone will continue to monitor on forthcoming service visits.”

The estate office is closed on Tuesday (7th), Wednesday (8th), and Thursday (9th) of this week.
The Estate manager is working remotely due to the serious build-up of traffic, as a result of the current resurfacing road works, please use following link for ease of reference:
