The Estate Office is closed today Monday (13th July) and Tuesday (14th July), the Estate Manager is on Annual Leave, authorised by the Management Committee.

Estate Manager returns to the office from leave on Wednesday 15th July 2026 at 9 am.

Reminder: Balcony BBQ’S Not Permitted and Balcony Maintenance Removal Of Any Combustable Items From Your Balconies

This notice is a reminder that if your flat has a balcony, you are not permitted to have a BBQ on it, this is a serious breach of Health, Safety, Fire & Smoke Regulations and can both endanger your life and the lives of others. As per the Terms & Conditions of the Lease, The Third Schedule, you are required to maintain your balcony, you are required to keep the Balcony Gulley clear and “not to allow any water to percolate from the balcony to the flat/flats below.”

Please also ensure that you remove any combustible items from your balcony, the latter as highlighted by the Fire Risk Assessors via the most recent Fire Risk Assessment (FRA), undertaken on site.

Increase In Noise Disturbance At Weekends – Serious Impact On Residents

This notice is to advise that the Estate Office has noted an increase in Noise Disturbance at weekends, the latter via reports of Noise Disturbance to the Estate Office, we ask that you are mindful that, with the current temperatures, residents are unable to block out the noise by closing their windows.

We are asking everyone to be mindful of the noise and the serious impact it has on other residents.

Weekends are there to be enjoyed but not to the detriment of other residents. Please keep the noise to a minimum and let everybody enjoy their weekends.

Tree Down in Home Road

This notice is to advise that a tree has come down on Home Road, this has been reported to Wandsworth Borough Council, and they have advised that they will attend and inspect the area and provide their findings to the Tree Dept. for their necessary action. This is the exact location where sections of a tree came down approximately two weeks ago, WBC have been advised accordingly.

Heatwave – Goulden House Office

As we are currently experiencing a heatwave, temperatures are predicted to rise to 35 degrees, if not higher this week.

The opening of the Estate Office will be determined by the temperature, it is currently 29 degrees (Monday 22nd June), and the Estate Office is just about comfortable to work in. If the temperatures rise as expected and from a Health, Safety & Wellbeing perspective, on the hottest days, Estate Manager will be Working from Home, please be assured that there will be no deviation from our business as office phones will be diverted to the Estate Manager’s Mobile, please email as normal. Our Agency Cleaning Staff will be coming in earlier to undertake their duties and will be leaving earlier, due to the excessive heat, our Agency Staff will be supported on site by their supervisor.

•Drink fluids: Consume plenty of water regularly, even if you do not feel thirsty. Avoid excess alcohol, caffeine, and hot drinks.

•Dress appropriately: Wear lightweight, loose-fitting, light-colored clothing, along with a wide-brimmed hat and sunglasses if you go outside.

•Apply sunscreen: Use at least SPF 30 with UVA and UVB protection, applying it liberally and frequently.

•Cool down: Take cool showers or baths, or run cold water over your wrists and neck

Fire Safety – Disposal Notices Will Be Placed On All Items Which Remain In The Communal Areas

No items should be stored in the communal areas. This includes the lift lobby and stairwells. If you leave items in these areas, they will now be cleared and disposed of without warning as per decision at the General Meeting on Tuesday 16th June. The latter in compliance with the Terms and Conditions of your lease and in compliance with Health, Safety, Fire & Smoke Regulations.

If you have not removed the items from the Communal Areas, Disposal Notices will be placed on them, the latter to provide identification to the designated contactor, for their removal.

”Following the ongoing Section 20 consultation for the Goulden House Ventilation Project, leaseholders who previously submitted a ballot response to opt out of the Council’s scheme may still revise their decision.

If, having reviewed the updated information, you now wish to opt in to the Council’s scheme, you will need to formally confirm this by completing and submitting a new ballot form.

The deadline to submit a revised ballot response is 20 July 2026. Responses received after this date may not be considered.

Leaseholders are reminded that:

•             The original ballot responses formed part of the consultation process and were not treated as final, binding agreements.

•             You are therefore able to change your initial decision before the close of the consultation period.

•             Submission of a revised ballot form at this stage remains part of the consultation process and does not constitute a binding agreement.

•             A formal agreement will be issued separately for your review and approval should you choose to proceed.

If you are considering changing your decision, please ensure that you have read the Information Sheet carefully, which explains:

•             the difference between opting in and opting out,

•             your responsibilities under each option, and

•             the costs associated with both communal works and individual dwelling installations

Important:

All leaseholders will be required to contribute towards the communal block works, regardless of whether they opt in or opt out.

Urgent Notice To Residents – Fire Safety – Non-Compliance Is Not An Option

Be aware that the fire action procedure in your block is to stay put. i.e. in the event of a fire in the building, unless you are affected by fire or smoke you should remain in your home. Ensure you have a working smoke alarm in your home. Ensure your front door is the appropriate thickness (44mm), fits closely into the frame, and has a working door closer (45 Lessee Flat Doors remain noncompliant to this most serious issue (Final Official Warning Letter will be issued shortly).

In order to keep the means of escape clear you must also adhere to the following:

Rubbish should be disposed of down the rubbish chutes. Rubbish should not be left in the rubbish chute chamber or in the communal area. No items should be stored in the communal areas. This includes the lift lobby and stairwells. If you leave items in these areas, they will now be cleared and disposed of without warning as per decision at the General Meeting on Tuesday 16th June. The latter in compliance with the Terms and Conditions of your lease and in compliance with Health, Safety, Fire & Smoke Regulations.

Please ensure that you comply with the above, Important to Note: any items placed in the Communal Areas will be removed week commencing 22nd June, therefore, if you have placed any items in the Communal Areas, please ensure that you remove them before they are removed and immediately disposed.

Lift H116 (Block C) – Update From Wandsworth Borough Council Today (8th June 2026)

My colleague Graham has been liaising with Amalgamated Lifts on the status of the lift shutdown. The lift was shut down due a timed intermediate defect found by the insurance inspection – The counterweight operating clearance exceeds the installers maximum operating clearance as detailed on the counterweight screen and this should be rectified before the 05/07/2026 (one month).Please use Lifts H114 (LIFT A) & H115 (LIFT B), until such time Lift H116 (Block C), is placed back in service.
