Update On Pest Control’s Inspection On Site On Monday 17th August 2026

The following is the update from Pest Control (Nightshift Pest Control) attendance at Goulden House on Monday 17th August 2026.

“Attended site to carry out routine pest control inspection of the property, on arrival we have signed visitor book in the estate office/reception and being informed of current issues by Estate Manager. We have been hosted by site maintenance to all reported areas.

We have carried out routine pest control inspection of all accessible communal areas alongside maintenance who gave us access to all reported areas for any evidence of pest activity and conditions that may be leading to pest activity. We have checked all accessible bait monitoring stations no evidence of rodents’ activity found at the time of today’s inspection, no bait consumption noted. We have inspected all 3 x bins stores. Nightshift will continue to monitor the situation.”

Balcony BBQs Not Permitted & Balcony Maintenance Compliance/ Removal Of Any Combustable Items From Your Balconies

This notice is a reminder that if your flat has a balcony, you are not permitted to have a BBQ on it, this is a serious breach of Health, Safety, Fire & Smoke Regulations and can both endanger your life and the lives of others. As per the Terms & Conditions of the Lease, The Third Schedule, you are required to maintain your balcony, you are required to keep the Balcony Gulley clear and “not to allow any water to percolate from the balcony to the flat/flats below.”

Please also ensure that you remove any combustible items from your balcony, the latter as highlighted by the Fire Risk Assessors via the most recent Fire Risk Assessment (FRA), undertaken on site.

To Flat Owners who sub-let your properties, please reiterate this to your tenants.

Important to Note: The UK Prime Minister (Andy Burnham) has stated today, “the government is considering a ban on disposable barbecues amid increased wildfire risk driven by this summer’s droughts.”

Reminder – Annual Parking Permit Renewal

Goulden House Approach Car Park, that all regularly parked vehicles must display a Resident’s Permit. When your permit is due for renewal, please ensure that you apply for the correct permit.

If you park your vehicle regularly within either of the car parks (Bullen Street or Goulden House Approach), you must display a Resident’s Permit on your vehicle, please use following link for the Application Form.

To apply for a visitors permit you must own or have sole use of a roadworthy vehicle with current valid Vehicle Excise Licence (road tax), and the estate must be your usual place of residence.

Heatwave – Office Staffing

We are currently experiencing a heatwave; temperatures are expected to rise this week.

High temperatures commence tomorrow, Wednesday, predicted to be 32 degrees, Thursday, predicted to be 35 degrees and Friday predicted to be 30 degrees.

The opening of the Estate Office is determined by the temperature, when the temperatures rises to 30 degrees or is in excess of 30 degrees, the Estate Office is very difficult to work in, hence why, in high temperatures, office staff work from home, from a Health, Safety and Wellbeing perspective.

Please be assured that there will be no deviation from our business as office phones are diverted to the Estate Manager’s Mobile, please email as normal. Our Agency Cleaning Staff will be coming in earlier to undertake their duties and will be leaving earlier, due to the excessive heat, our Agency Staff will be supported on site by their supervisor.

Goulden House – Extractor Scheme – FAQ Document from Wandsworth Borough Council

WBC confirmed to the Estate Office today via Email,  Monday 10th August, that they have issued a briefing to all leaseholders and residents at Goulden House in the form of a Frequently Asked Questions document dated 3 August 2026.

Please note the following from Wandsworth Borough Council:

“The FAQ confirms that, following observations received during the consultation process and concerns raised at the resident consultation meeting held on 2 July 2026, the Council has extended the Section 20 consultation period by a further four weeks from 20th July 2026 until the 21st of August 2026.

The FAQ briefing also advises that the Council has formally instructed its consultant to undertake further feasibility work and provide a revised, costed assessment of the option to retain the existing communal ventilation system.

Considering the current situation, it would be sensible for any resident who has opted out to postpone any works until further notice”.

Fire Service Called To Goulden House In The Early Hours (1.40 AM) Of Thursday 30th July 2026 – Fire On Balcony

The Estate Office was advised today that the Fire Service was called out to Goulden House in the early hours of this morning (5 Fire Engines arrived on site at 1.40 am), to extinguish a lit cigarette end on a balcony, the prompt reactions of pro-active residents from the sighting of the smoke, to calling the Emergency Services, prevented the fire from taking hold. In these current temperatures, fires can take hold easily and the discarding of a lit cigarette end, could have caused serious damage to life and property. We have continuously advised residents not to discard cigarettes from balconies above and the last reminder was only issued on 23rd July, when a lit cigarette end was discarded from a balcony above and caused damage to a patio table within a ground floor garden.

We will request a report from the Fire Service and if the location of the discarded cigarette is contained within that report, the appropriate action will be taken with the individual (s) concerned.

DO NOT DISCARD CIGARETTE ENDS/ASH FROM YOUR BALCONIES – THIS IS A CLEAR BREACH OF HEALTH, SAFETY, FIRE & SMOKE REGULATIONS AND COULD COST A PERSON/PERSONS THEIR LIVES.

The opening of the Estate Office will be determined by the temperature, when the temperatures rises to in excess of 26 degrees, the Estate Office is very difficult to work in, hence why, in high temperatures, office staff work from home, from a Health, Safety and Wellbeing perspective. The temperatures will start to decrease towards the latter end of this week, and the expectation is that the Estate Office will be open on Friday of this week, for residents who wish to visit it in person.

Please be assured that there will be no deviation from our business as office phones are diverted to the Estate Manager’s Mobile, please email as normal. Our Agency Cleaning Staff will be coming in earlier to undertake their duties and will be leaving earlier, due to the excessive heat, our Agency Staff will be supported on site by their supervisor.

However, there is potentially good news on the horizon, we have submitted a SIB (Small Improvement Budget Fund) to Wandsworth Borough Council to purchase 3 x Air Con Units, we expect to hear shortly on whether the SIB has been successful.

The following is the update from Pest Control (Nightshift Pest Control) attendance at Goulden House today (Monday 27th July) to carry out routine pest control inspection:

“All accessible areas and monitors where visually inspected.

Bait consumption found and reports of sightings made externally.

Bait was replenished as needed.

An additional 5 monitors where placed internally (Estate office kitchen area, Electric intake cupboard Ground floor, and 4th floor).

No bait consumption found in any of the inspected internal monitors (corridors and internal bin stores)

Nightshift will continue to monitor the situation.”
