Notice to Residents – Intrusive Survey Drop Zones

This notice is to advise all residents of the possibility of spalling concrete and to please keep all doors and windows closed whilst testing is being carried out above by the contractor undertaking the testing/Intrusive Survey Works. Once that drop has been completed, the residents are free to open doors and windows as they like.

The contractor undertaking these works have confirmed that drops carried out so far have been covered by a groundsman guarding any drop zones as detailed within the RAMS. When hammer testing the concrete, pieces may spall from the wall, with large pieces dropping into the collection container attached to the operative/abseiler. Any resident in Block C with a private garden, may we ask that you give access to the Abseil Team to ensure that the groundsman who is guarding the drop zones has access to the drop zones.

Summer Bank Holiday – Monday 28th August

The Estate Office will be closed on Monday 28th August for the Summer Bank Holiday.

The Estate Office will re-open as normal on Tuesday 29th August at 9 am.

Intrusive Structural Survey – Abseil

Please see attached notification to residents regarding Intrusive Survey Works


We are pleased to advise you that the above contract is scheduled to start on the 17th August 2023. The work will generally include inspections and investigations of cracked and spalled areas of concrete to the external fabric of the building. .

CAN Limited UK have been awarded the contract to carry out the works. The contract will run for approximately 5 working weeks with an anticipated completion date of 20th September 2023.
Working hours will be 8.00am to 5.00pm, Monday to Friday.

Access to undertake the works will be performed by abseil. This will mean that operatives will be passing or suspended in front of your windows whilst they undertake works. With this said, I would encourage you to close your curtains/blinds/windows or make provisions to retain your  privacy and security.

Notice: Notice to Residents – Block C – Intrusive structural survey commencing 17th August 2023

Shut off water supply in Block C on 15th August 2023

This is to advise that the water supply to Block C will be shut off temporarily on Tuesday 15th August from 8 am for the contractor to carry out works on the 4th Floor (The works are to install a communal water outlet to the 4th Floor). Every effort will be made to turn the water supply back on as soon as possible.

Estate resident and visitor parking permits are due for their annual renewal in September.

Pestgone’s Inspection of Goulden House

This notice is to advise residents of Pestgone’s inspection of the site today, 1st August 2023, which is as follows:

“A routine inspection was carried out today across all areas of the premises including all communal areas both internally and external communal gardens, bin stores and both inner and outer greens, with no further evidence of any recent or ongoing pest activity found. All bait stations have been fully serviced with bait replenished and refreshed where needed. Good levels of housekeeping and hygiene standards were found during today’s inspection and staff have reported no issues since previous inspection, all insect monitoring points have been inspected and show no signs of any recent or ongoing pest activity found. PestGone will continue to monitor on forthcoming service visits”.

Lift Refurbishment Works – Start Date

Wandsworth Council have announced the dates when the Lift Refurbishment works will begin. The letter will be circulated to all residents.

Key points

  • The contractor has advised that they propose to start these works on Tuesday 29th August 2023
  • Each lift will be out of action for approximately 12 weeks

Damage caused by Blockage in Recycling Chute, 4th Floor, Block A 18TH July

Rubbish

Recycling Bin Chute, 4th Floor, Block A was blocked, yet again, today.

Unfortunately, it was also damaged by a person who placed an exceptionally large item in it. A contractor needed to be called to clear the large blockage and repair the Chute (Important Note: staff have been previously injured unblocking this chute). The work took the contractor the better part of the day to complete and the costs to Goulden House are extensive, costs which I may add, Goulden House can ill afford.

It is so very unfair that because of one person’s irresponsibility, so many other residents must pay the costs for these repairs via their Service Charges. Investigations are being undertaken via CCTV to identify the person and if and when identified, the costs will be recharged to him/her via the Goulden House Co-Operative Ltd Recharge Policy.

Please dispose of your bulky items responsibly.
