Easter Tea & Egg Hunt – Friday 27th March

An Easter Tea and Egg Hunt was held at Goulden House for the residents on Friday 27th March 2026. A good number of residents came, many with their children. The egg hunt was in the safety of the inner green. The children were delighted to go with their easter baskets to find the chocolate eggs hidden around the green, despite the drizzling rain. There were activities for the children to enjoy while laughing and chatting with their friends. As part of the fun for the children, we had a game to guess how many mini eggs were in the jar, much to everyone’s delight the birthday girl won. Everyone joined in singing happy birthday to an 8-year-old young lady. Everyone enjoyed a buffet of sandwiches, hot cross buns, and home bakes with a cup of tea/coffee. All residents and children left with an easter egg and flowers. A good time was had by all.

A big thank you to all the helpers and volunteers who contributed to making this event a big success, especially for those making the room inviting, baking delicious cakes, overseeing the easter egg hunt, serving the teas/coffees and clearing up afterwards

JG Pest Control/Pestgone’s Maintenance Visit On 24th March 2026

The following finds are from JG Pest Control/PestGone’ s inspection of the Communal Areas on Tuesday 24th March.

“Attended site to carry out a routine inspection. Today I have replaced 30 rat boxes around the perimeter of the communal gardens and bin sheds. I have taken the majority of the old boxes away, but some were tethered into place using metal wire, I had nothing to cut these off on this visit. Also, another 5 boxes will be needed for the 4th Floor Walkway”.

Temporary Changes To The Estate Office Opening Days – Week Commencing 30th March

This notice is to advise all residents that due to Major Road Works to the A4O/Westway and the impact of the increased congestion, because of these Road Works (the A40/Westway closure will be in place for 31 days. The Management Committee have reviewed the impact this will have on the Estate Manager’s journey timings and have made the decision to close the Estate Office on Tuesdays & Thursdays, the latter permitting the Estate Manager to Work from Home on these two specific days. You can still email the Estate Office at [email protected]  and call the Estate Office on 0207 924 5213 as normal, as office phones are call forwarded to the Estate Manager’s Mobile. Estate Manager will be in the office on Mondays, Wednesday & Fridays, residents can on these days attend the Estate Office in person. The closure of the A40/Westway is one closure affecting motorists, the closure of the Albert Bridge is also impacting motorists’ journeys, please use this link to Wandsworth Borough Council’s most recent update on the closure of the Albert Bridge:

Important to Note: Estate Manager will continue to review this with the Management Committee, in particular, the impact the Easter School Holidays may have on the current traffic congestion, if there is a significant reduction, Estate Manager will revert to Working from Home on Wednesdays as normal.

We more than understand that this is not an ideal situation and we will make every effort to minimise the impact the closure (2 days per week) of the Estate Office will have on our residents over the next month/duration of the A40/Westway closure.

Office Closure Times For The Easter Weekend

The estate office will close on Thursday 2nd April at 5 pm for the Easter weekend (Friday 3rd April through to Monday 6th April).
You can still email the estate office at [email protected] and staff will respond to your email, when they return to the estate office on Tuesday 7th April.

Fire Safety Letter – Issued To All Residents

Dear Resident(s),

RE: Fire safety

I am writing to you to with regard to the important issue of fire safety.

There are a number of steps that you can take to reduce the chances of a fire from occurring and to ensure that, in the event of a fire, you and other residents are safe.

To help prevent fires from occurring:

•           Do not leave candles unattended and dispose of cigarettes carefully.

•           Do not leave cooking pans unattended.

•           Do not store e-scooters or e-bikes in your home.

•           Do not overload plug sockets.

When a fire does occur in the building the following are very important in keeping you and other residents safe:

  • Be aware that the fire action procedure in your block is to stay put. i.e. in the event of a fire in the building, unless you are affected by fire or smoke you should remain in your home.
  • Ensure you have a working smoke alarm in your home. We will install smoke alarms at no charge regardless of whether you are a Council tenant, leaseholder or private tenant. Therefore, please contact Annie Gleeson MSc, your appointed Estate Manager on 0207 924 5213 or via email at [email protected] if you do not have a working smoke alarm.
  • Ensure your front door is the appropriate thickness (44mm), fits closely into the frame, and has a working door closer. If you are a Council tenant, we will undertake any necessary repair or improvements to your front door. Please contact Annie Gleeson MSc, appointed Estate Manager for Goulden House, if you consider your door requires an inspection and repair.

In order to keep the means of escape clear you must also adhere to the following advice:

  • Rubbish should be disposed of down the rubbish chutes. Rubbish should not be left in the rubbish chute chamber or in the communal area.
  • No items should be stored in the communal areas. This includes the lift lobby and stairwells. If you leave items in these areas, they may be cleared and disposed of without warning.

Urgent Notice to Residents – Do Not Discard Cigarette Ends or Ash From Your Balconies

NOTICE TO RESIDENTS – DO NOT DISCARD CIGARETTE ENDS/ASH FROM YOUR BALCONIES, THIS IS A CLEAR BREACH OF HEALTH, SAFETY, FIRE & SMOKE REGULATIONS AND COULD COST A PERSON/PERSONS THEIR LIVES

The Estate Office has YET AGAIN been advised that cigarette ends/ash, is being dropped from a balcony above into the garden of the flat below and this is not the first time this has occurred in this location of the site.

This could so easily have started a fire which could have had profound consequences for other residents. Discarding cigarette ends/ash from your balconies is prohibited and can cause a fire/injury or worse.

Please dispose of your cigarette ends/ash responsibly.
