Notice to Residents

This notice is to advise residents of Pestgone’s inspection of the site on 13th May 2025, which is as follows:

A routine inspection was carried out today across all areas of the premises including all internal communal areas external grounds and building perimeters including bin stores inner and outer greens communal gardens and sub entries with no further evidence of any recent or ongoing pest activity found. All bait stations have been fully serviced with bait replenished and refreshed where needed good levels of housekeeping and hygiene standards were found during todays inspection staff have reported no issues since previous inspection all insect monitoring points have been inspected and show no signs of any recent or ongoing pest activity. PestGone will continue to monitor on forthcoming service visits.

We have been advised by Wandsworth Borough Council this morning, that repairs to the defective fan will be completed by the weekend and the fan reinstated on site next Tuesday (13th May).

If there are any changes to this schedule, you will be advised.

Letter to Residents – Communal Electrical Installation Testing by Smith & Byford on behalf of Wandsworth Borough Council

COMMUNAL ELECTRICAL INSTALLATION TESTING
Smith & Byford working on behalf of London Borough of Wandsworth

Dear Resident,

As Wandsworth Borough Councils Electrical testing contractor, we are responsible for ensuring the testing and maintenance of the electrical installation in your communal area and block and are required to ensure that a 5 yearly safety check is undertaken by one of our NICEIC registered engineers.

The Communal test to your block (common areas) is booked for: Tuesday 6th May 2025

The purpose of the inspection is to check that all communal circuits and accessories are safe

  • Show if any of the communal electrical circuits or equipment are overloaded
  • Discover any potential safety risks such as, electrical shocks or fire hazards
  • Establish the adequacy of earthing or bonding
  • Check the serviceability of the communal equipment and determine the extent of any wear and tear or damage
  • The test will take around 4 Hours (Each circuit will be off for a short period of time)
  • The lift will be out of use for 30 minutes, whilst the circuit is tested. The lifts will be checked for occupancy and grounded before being switched off.
  • Power to the communal Aerial system (affecting TVs on the communal system) will be out of use for 30 minutes, whilst the circuit is tested.
  • Power to the Communal Lights on Stairwells and balconies will be out of use for 30 minutes, whilst the circuit is tested. Emergency lighting system will activate during this time.
  • Power to any communal fire systems will be out of use for 30 minutes, whilst the circuit is tested.
    · Power to any Door entry systems will be out of use for 30 minutes, whilst the circuit is tested. Doors will default open whilst circuit is switched off.
  • Access may be required to check some of your Individual fuse boards on the day. Engineers will call on the day as required.

Dear Residents of Block A, Goulden House, Bullen street, Battersea, London SW11 3HF

Re – Roof Communal Extract Fan Serving Block A – Out of Service Notice

Dear residents of block A, please be advised that following the breakdown of the extract
ventilation fan serving your property, it has transpired that the fan unit’s bearings have failed
and are in need of replacement/ Unfortunately, this fan unit is now obsolete due to its age
meaning replacement parts are no longer unavailable.

As a result, our term contractors will need to remove the fan from site and deliver to a
specialist where a replacement set of bearings can be fabricated. Due to logistic involved,
the earliest this can be done is the 6th May and as such has been arranged for this date. (I
have been advised that if an opportunity to bring this date forwarded arises then we will
remove the pump sooner).

Unfortunately, it is not possible to advise how long the repair will take until the unit has been
received and assessed by the specialist, but we anticipate it will take approximately 2 weeks
from receipt to reinstatement on the roof.

I am truly sorry for the disruption to your services caused as a result of this breakdown, and
the heating department will do all we can to carry out the repairs and reinstate your services
in the shortest possible timeframe.
