Estate Manager – Annual Leave – Estate Office Cover

The estate manager will be on annual leave on Friday 22 May until Friday 29th May. The estate manager will return to the office on Monday 1st June at 9am.

In her absence, Caroline (account manager) will be covering for her. Caroline will be in the office on Tuesday 26th May and Friday 29th May, on Wednesday 27th May and Thursday 28th May, Caroline will be working remotely, you can email Caroline at [email protected] and office phones will be call forwarded to Caroline’s mobile.

Watering of Plants on Balconies

This notice is to advise that when you are watering plants on your balcony, please be mindful of any excess water spilling over your balcony and into the balcony below/gardens on Ground Floor.

The Estate Office have been advised of a number of incidents where, furniture on balconies below have been soaked and clothing in Ground Floor Flat Gardens needed to be re-washed, because of the excess water falling from the watering of plants, on balconies above.

Please also ensure that whilst maintaining your balconies, you ensure that the balcony gulleys are clear of any debris.

Barbequing On Balconies

It has recently been brought to my attention that a small number of residents are having barbeques on their balconies. I must stress that this is strictly against health and safety policies we have in Goulden House and must stop with immediate effect. While we understand that weather such as we are having should be enjoyed, barbequing on balconies is strictly prohibited under Health, Safety, Fire & Smoke Regulation, unsafe for yourselves and those around you. This is also a clear breach of the Terms & Conditions of your lease & Tenancy Agreements.

Residents who have gardens are permitted to have BBQ’s but should use the appropriate materials. For a residential block, where minimising smoke is crucial for neighbours and safety, the following options are best:

Best Food-Safe “Smokeless” Options

Coconut Shell Briquettes: Often considered the best “smokeless” option for close-proximity living. They are made from compressed coconut husks, produce almost no smoke or sparks, and burn hotter and longer than standard charcoal.

Binchotan (White Charcoal): A premium Japanese oak charcoal known for being virtually smokeless and odourless. It is highly efficient but typically more expensive and requires a chimney starter to light.

High-Quality Lumpwood Charcoal: Sustainable hardwoods (like oak or beech) burn much cleaner than cheaper, chemically treated alternatives. Look for “Restaurant Grade” which has larger pieces and less dust.

Smokeless Wood Briquettes: Compressed sawdust “eco-logs” that are designed to burn quickly and cleanly. Ensure they are specifically labelled as safe for cooking.

Please do not be responsible for endangering your life and the lives of others.

Dog Byelaws – Housing Land

You are not permitted to allow your dog on any of the following areas on site, Inner Green Lawn, Outer Green Lawn or the Community Ball Court, these areas are restricted for good reason.

Dogs are allowed on paths and footpaths, parking spaces, estate roads, and other hard surfaces as long as you keep them on a lead and do not let them in to the dog ban areas.

You must not let your dog foul on any part of the estate. You can be fined up to £500 for each offence and please note that all areas of the site are monitored by CCTV.

You must not verbally abuse other residents who advise you when you are non-compliant to the Dog-Bye-Laws, as has happened recently and on more than one occasion. This type of behaviour will never be tolerated and the dog owner in question has been advised that she is forbidden to enter the Inner Green with her dog or further formal action will be taken. Abusive or aggressiveness behaviour towards fellow residents is abhorrent and will be dealt with swiftly and in accordance with current legislation.

DIY – Permitted Hours

The Estate Office has recently been advised of DIY noise on the estate, outside of the permitted hours.

Please note that all DIY is required to be undertaken during the following hours:

Between 8:30am and 6:30pm Monday to Friday

Between 9am and 12 Noon ONLY on a Saturday.

No DIY noise is permitted outside of these hours or on a Sunday.

If there are any major works being done, we ask that you contact the office to advise us of these works, preferably in advance, so that we can make your neighbours aware, please also provide the Estate Office of the time periods of these works, the latter will allow for residents to plan in advance, i.e. residents who work from home etc. Please also advise your contractors, who are undertaking these works, of these timings and please also ensure that your contractors clean up any mess in the communal areas throughout these works.

Update On Pest Control Inspection Of The Site On Wednesday 29th April

This notice is to advise residents of Pest Control’s findings from their inspection of the site on Wednesday 29th April.

“Attended to carry out a routine inspection. Today I found bait take in two boxes in the outdoor bin sheds. I have checked all other boxes and found no signs of any bait take; the bin cupboards are clear. The grass areas are cut and well maintained, and I could see no signs of burrows. I have replenished baits as required”.

Ventilation Scheme Update

Ballot Form update – extract from letter issued by Wandsworth Council:

Following on from the Notice of Intention letter dated on 9th July 2025 regarding the above works, please see the enclosed ballot form which must be completed and returned by 14th May 2026. All leaseholders must complete and return the ballot.

Temporary Changes To The Estate Office Opening Days – Week Commencing 20th April 2026

The Estate Manager will be in the office on, Mondays, Wednesday & Fridays, these are the busiest days from an operational perspective, residents can on these days attend the Estate Office in person.

The Estate Manager will be Working from Home on Tuesdays and Thursdays. This decision has been made by the Management Committee and will continue to be reviewed by the Management Committee.

You can still email the Estate Office at [email protected]  and call the Estate Office on 0207 924 5213 as normal on Tuesdays and Thursdays, as office phones are call forwarded to the Estate Manager’s Mobile.

We more than understand that this is not an ideal situation and we will make every effort to minimise the impact the closure (2 days per week) of the Estate Office will have on our residents.

Refurbishment of Main Entrance A From Monday 20th April

Notice to residents – Refurbishment of Main Entrance A – Commencing on Monday 20th April.

Please be advised that refurbishment works will be carried out to the Main Entrance A (Winders Road). During this period, access routes will be temporarily adjusted as outlined below.

PHASE 1 – STARTING MONDAY 20TH APRIL.

  • The section from Main Entrance A to the back door will be closed.
  • Lift access will remain available via the back entrance, accessed through the inner green.

PHASE 2 – STARTING MONDAY 27TH APRIL.

  • Main Entrance A will reopen.
  • Lift access will now be via Main Entrance A only.
  • The back entrance leading to Inner Green will be closed during this phase.

COMPLETION

  • All works are scheduled to be completed by FRIDAY 1ST MAY.
  • A post-inspection will be carried out by the Estate Manager and the Chair of the Management Committee, thereafter.

IMPORTANT NOTES

  • Lift access will be maintained at all times via one entrance route.
  • Some disruption is unavoidable during these works.
