Urgent Notice To Residents: Fireworks Residential Development

The Estate Office has been made aware that Fireworks were let off on site recently on the Inner Green, fireworks are not permitted on a residential site and for good reason. Letting off fireworks on a residential site is strictly forbidden and is a serious breach of Health & Safety and can endanger both residents and properties.

The Estate Office has also been made aware of the extremely abusive language used by a resident during the fireworks incident , there will never be a circumstance, where this type of behaviour will be acceptable, the Estate Manager is investigating and be assured that the  appropriate action will be undertaken, when the individual is identified.

Lift Insurance Inspection Complete

Following yesterdays notice “Temporary Lift Shutdowns for Insurance Inspection”, all three lifts have now been placed back in service.

Christmas Tea 2025

A Christmas Tea was held at Goulden House for the residents on Tuesday 2nd

December 2025. A good number of residents came some with their children. The

children enjoyed their activities while laughing and chatting with their friends. We

also celebrated 2 birthdays.

Everyone enjoyed a buffet of sandwiches and Christmas delights with a cup of

tea/coffee.

One of the residents read some Christmas poems which she had written herself, and

also the children joined in singing a well-known Christmas carol ‘Away in a Manger’.

All residents and children left with a gift bag.

A good time was had by all, especially as the community room had been decorated

to reflect the festive season.”

The Estate Manager would like to sincerely thank everyone involved, it was truly a magical evening.

Temporary Lift Shutdowns for Insurance Inspection

Please be advised that all three (3) passenger lifts will be removed from service on the afternoon of  3rd December 2025 as the LOLER inspections have now expired.

This inspection is carried out under the LOLER (Lifting Operations and Lifting Equipment Regulations), which is a legal requirement. LOLER ensures that all lifting equipment, including lifts, is thoroughly examined at regular intervals by a competent person. The purpose is to confirm that the equipment is safe to use and complies with health and safety standards, reducing the risk of accidents and ensuring the safety of all users.

The insurance company has arranged for the inspections to be carried out  on Thursday 4th December 2025.

We sincerely apologise for the inconvenience caused and appreciate your patience and understanding as we work to ensure the lift is safe and fully operational.

Do Not Discard Cigarette Ends Or Ash From Your Balconies

The Estate Office has YET AGAIN been advised that cigarette ends/ash, is being dropped from a balcony above into the garden of the flat below and this is not the first time this has occurred in this location of the site. The Estate Office has identified the balcony in question, and the appropriate action has been taken.

This could so easily have started a fire which could have had profound consequences for other residents. Discarding cigarette ends/ash from your balconies is prohibited and can cause a fire/injury or worse.

Please dispose of your cigarette ends/ash responsibly.

Reminder of Dog Bye-Laws

URGENT NOTICE TO RESIDENTS – DOG BYE-LAWS – HOUSING LAND

You are not permitted to allow your dog on any of the following areas on site, Inner Green Lawn, Outer Green Lawn or the Community Ball Court, these areas are restricted and for good reason.

Dogs are allowed on paths and footpaths, parking spaces, estate roads and other hard surfaces as long as you keep them on a lead and do not let them in to the dog ban areas.

You must not let your dog foul on any part of the estate. You can be fined up to £500 for each offence and please note that all areas of the site are monitored by CCTV.

Pestgones’ Maintenance Visit To Site On Tuesday 11th November 2025

“A routine inspection was carried out today across all areas of the premises, both internally and externally, with no further evidence of any recent or ongoing pest activity found. All bait stations have been fully serviced with bait replenished and refreshed where needed, good levels of housekeeping and hygiene standards were found during today’s inspection. Staff have reported no issues since previous inspection; all insect monitoring points have been inspected and show no signs of any recent or ongoing pest activity. PestGone will continue to monitor on forthcoming service visits.”
