YOUR ESTATE RESIDENT AND VISITOR PARKING PERMITS ARE DUE FOR THEIR ANNUAL RENEWAL IN SEPTEMBER.

Notice to Residents – August Bank Holiday Weekend

The Estate Office will be closed for the Bank Holiday weekend from 5 pm on Friday 22nd August and will reopen on Tuesday 26th August at 9 am.

Cameras Placed in the Chute Rooms on 4th Floor

This notice is to advise our residents that cameras have been placed in the Bin Chute Rooms in Blocks A, B & C on the 4th Floor.

The cameras have been placed in the Chute Room to assist the Estate Office, because of the manner in which a very small percentage of residents dispose of their refuse and end up blocking the Chutes, thus preventing other residents from being able to dispose of their refuse. Cleaning Staff are then taken for their daily duties to unblock the Chutes and in the process of clearing the Chutes, leaving them vulnerable to injury.

Please dispose of your General Waste & Recycling responsibly.

Section 20 Major Works (Extractor Fans) – Opting In & Out/Ballot Form – Update

“In regards to the ballot that has been sent to all Goulden House leaseholders, it should be clarified that at this initial Notice of Intention stage the choice to either opt in/out is not binding in any form. At this early phase, the intention of the council is to gain an understanding of how many leaseholders are likely to decide either way to opt-into the council’s scheme or elect to undertake works privately. Furthermore, this consultation phase also provides an opportunity for the council to gain useful feedback from residents on the format of the ballot itself. At the second stage of consultation following receipt of tender returns, the council will again write to leaseholders to clarify the position with new ballot forms also issued. It is at this point that any signed ballot forms can be considered binding and an agreement for the council to carry out works within a leasehold property. However, following this stage if a leaseholder that has opted-in decides that they would prefer to arrange the work independently they are still able to do so by notifying the council”.

NOTICE TO RESIDENTS – REFURBISHMENT OF MAIN ENTRANCE – BLOCK B

This notice is to advise residents, the refurbishment of Main Entrance, Block B, will commence on the Monday 8th of September.

The refurbishment works, will be undertaken, by OSPM, in full compliance with CDM Regulations.

Further notification, of these works, will be issued to residents, closer to the commencement of these works.

Watering of Plants on Balconies

This notice is to advise that when you are watering plants on your balcony, please be mindful of any excess water spilling over your balcony and into the balcony below/gardens on Ground Floor.
The Estate Office have been advised of a number of incidents where, furniture on balconies below have been soaked and clothing in Ground Floor Flats needed to be re-washed, because of the excess water falling from the watering of plants, on balconies above.

Annual Clearance of Flat Roof

This notice is to advise the Annual Clearance of the Flat Roof will be undertaken on Monday 28th July.
The Roof Clearance will be undertaken by OSPM, in compliance with CDM Regulations (Working at Height).
The clearance of the Flat Roof will take a considerable number of hours on Monday 28th July, please ensure that if your bedrooms can be seen from the Flat Roof, that you close your curtains please.

NOTICE TO RESIDENTS – PEST CONTROL UPDATE FROM PESTGONE’S INSPECTION OF THE SITE

TUESDAY 8th July 2025

“A routine inspection was carried out today across all areas of the premises, including all internal communal areas, external grounds, and building perimeters, bin stores, inner and outer greens, and communal gardens, with no further evidence of any recent or ongoing pest activity found. All bait stations have been fully serviced, with bait replenished and refreshed where needed, good levels of housekeeping and hygiene standards were found during today’s inspection, staff have reported no issues since previous inspection, all insect monitoring points have been inspected and show no signs of any recent or ongoing pest activity. PestGone will continue to monitor on forthcoming service visits”.
