Communal Fire Doors work commencing 6 June 2022

This notice is to advise the remedial works to address the identified risks to the Communal Fire Doors, as documented in the most recent Fire Risk Assessment (FRA) will commence on Monday 6th of June 2022. The contractor undertaking the remedial works are Keens and the duration of the works will be a minimum of 4 weeks to a maximum of 6 weeks. The remedial works will commence in Block C, then Block B and finally Block A.

Notice to Residents – Compliance of Leasehold Flat Doors

Please see attached copy of Formal Reminder which is currently being circulated to flat owners who are yet to provide their documentation pertaining to their flat door compliance. The Formal Reminder is being issued to the flat owners who reside on site and via email to the owners who reside off site.

Notice to Residents – Remedial Works – Spalled Concrete – Scaffold – Fire Stairwell Block C

This notice is to advise you that an independent pole scaffold will be erected on site, the week commencing 28th February, to undertake structural repairs to spalled concrete. Please note the area has been made safe by Engineer.

The independent pole scaffold will be erected (weather permitting) on external section of Fire Stairwell, which is adjacent to the Bike Shelter, Block C, to address the remedial repairs. The duration of these works will be approximately 2 weeks (weather permitting).

This notice is to advise that a number of leasehold flat doors, which have been replaced on site as a result of Fire
Door Survey, has resulted in a percentage of the doors which were replaced being fly tipped on site. Please note that it is the responsibility of the flat owners to ensure that the doors are disposed of responsibly.

The Property Accounts Team at Wandsworth Borough Council, as a result of my engagement with them regarding the issuing of the Service Charge invoices have stated the following:

We are hopeful the Service Charge invoices will be issued within the next 2 weeks. They have also noted the previous Service Charge invoices were issued to leaseholders on 5th February 2021.

New Recycling Banks

The Estate Manager had a meeting with Wandsworth Borough Council’s Environment Service Manager on Tuesday 25th January. Resulting from the meeting and inspection of the condition of the Recycling Banks, we are delighted to inform the residents of Goulden House that on Thursday 27th January, we took delivery of 8 new Recycling Banks which replace the existing 8 which were no longer fit for purpose. Goulden House have waited patiently for our Recycling Banks to be replaced for more than 1 year.

Please dispose of your recycling responsibly.

Thames Water – Emergency Works

Thames Water have advised that the reason a substantial of residents are without water this morning is because they are undertaking emergency works in the local vicinity.

Thames Water Reference Number for these Emergency Works is 70040393.

Thames Water has advised that the water should be switched back on by 2 pm this afternoon.

Thames Water has also advised that all residents to ensure that they turn their taps off, the latter will ensure that no flooding will occur when the water is switched back on.

Thames Water has also informed the Estate Office this morning that there may be further interruptions until the emergency works are completed by midnight on 2nd February.
