BALCONIES/BBQ’S NOT PERMITTED & BALCONY MAINTENANCE COMPLIANCE 

This notice is a reminder that if your flat has a balcony, you are not permitted to have a BBQ on it, this is a serious breach of Health, Safety, Fire & Smoke Regulations and can both endanger your life and the lives of others.

As per the Terms & Conditions of the Lease, The Third Schedule, you are required to maintain your balcony,  you are required to keep the Balcony Gulley clear and “not to allow any water to percolate from the balcony to the flat/flats below.”

Your assistance and compliance with the above, is very much appreciated in advance.

URGENT NOTICE TO RESIDENTS

Cigarette ends being thrown from balcony above into gardens of Flats on Ground Floor

We have been advised that cigarette ends are being thrown, yet again, from the balcony of flats above into the gardens of the ground floor Flats and onto the roofs of their garden sheds.

This is a serious breach of Health, Safety, Fire & Smoke Regulations. Please dispose of your cigarette ends responsibly. Please note that children are playing in the gardens below and it was only 24 months ago when we had a balcony fire which was very severe, and the occupants of the flat in question, were very fortunate that they did not sustain any injuries.

Should you require any additional information or if you have information on whom the person or persons are who are non-compliant with the Health, Safety, Fire and Smoke Regulations then please do not hesitate to call the Estate Office on 0207 924 5213 or via email [email protected]. We shall check CCTV and if the flat in question is identified, costs for any repairs for the most recent damage caused by the discarding of cigarette ends, will be recharged to the flat in question in compliance with the Goulden House Co-operative Ltd Recharge Policy.

Notice Regarding Disposal of Cigarette Butts – 30th May 2024

URGENT NOTICE TO RESIDENTS – DOG BYE-LAWS – HOUSING LAND

You are not permitted to allow your dog on any of the following areas on site, Inner Green Lawn, Outer Green Lawn or the Community Ball Court, these areas are restricted for good reason.

Dogs are allowed on paths and footpaths, parking spaces, estate roads and other hard surfaces as long as you keep them on a lead and do not let them in to the dog ban areas.

You must not let your dog foul on any part of the estate. You can be fined up to £500 for each offence and please note that all areas of the site are monitored by CCTV.

Dog Owners are to adhere to the above.

Notice for May Bank Holiday – Monday 27th May 2024

Notice to Residents

This notice is to advise that if you are one of the 98 residents who received a “Notice of Intention — Housing Garden Maintenance Service – Contract Renewal” from Wandsworth Borough Council.

Wandsworth Borough Council have confirmed, “Goulden House is NOT covered by the GM Contract and leaseholders can please ignore the letter”.

Wandsworth Borough Council have provided their sincerest of apologies for this error.

GH Estate Office Closure from 12 noon on Thursday 2nd May through to 5 pm on Friday 3rd May 2024

NOTICE PERTAINING TO NOISE DISTURBANCE

Goulden house has recently seen an increase in noise disturbances on site and a number of these noise disturbances pertained to building works being undertaken, where works have been undertaken outside of the permitted times which are as follows:

8.30 am and 6 pm (Monday – Friday)

9.00 am and 12 noon (Saturday)

Please adhere to the above-mentioned timings and by doing so, this will both reduce the impact these unacceptable noise disturbances are having on other residents, and the financial costs to Goulden House residents to cover the costs for Wandsworth Borough Council Emergency Out of Hours attendance to site.
